  • Maintenance and upgrades across Leicester City Council’s non-domestic properties and domestic housing stock.

Aims and Objectives

  • To assist Leicester City Council in keeping its housing stock in a safe condition.
  • To provide reactive and planned installations and repairs, in domestic and non-domestic properties across Leicester.
  • To meet the council’s policy of rewiring or upgrading the fixed electrical installation in social housing stock every 30 years.

 

Implementation

Concorde provides full project management of ongoing works to ensure projects are run smoothly and completed on time. This includes:

  • Planning and management of H&S risk assessments and method statements, along with documentation and policy for construction works on a per-site basis.
  • On-site monitoring and inspection, with formal reports upon completion.
  • KPI setting through the Council’s contract manager with daily monitoring.
  • Daily assessments on progress and quality of workmanship from Site Managers; weekly auditing and assessment from Contract Managers.
  • Facilitating communication between operatives and the council to keep all parties updated on project deadlines and progress.
  • Management of specialist sub-contractors for decorating, flooring, roofing, and scaffolding works where needed.

Works provided throughout this contract include:

  • Reactive and planned EICR reports in both domestic and non-domestic properties
  • Full rewires
  • Upgrades
  • Minor repairs
  • Rewiring of communal way lighting, using steel conduit
  • Supply and installation of low energy, low maintenance LED luminaries
  • Emergency responses and repairs
  • Improvement of existing installations
  • Maintenance of existing electrical installations
  • Kitchen and Bathroom Upgrades
  • General joinery and decorating.
  • General building and roofing works
  • Disabled Ramps

Response times:

  • Category 2 works – general defect and fault repairs: 2 working days
  • Category 1 works – Next working day: 1 working day
  • Rewires and Heating systems: 10 days
  • Full property upgrades: 20 days.

  • We have held this contract concurrently since 2010, successfully re-tendering for the works every few years.
