The Client: Derwent FM, a large organisation primarily managing student accommodation sites across the country.
The Challenge

  • Working whilst occupants are on-site, maintaining housekeeping and smooth relationships with residents and stakeholders.
  • Logistically complex, multi-floor site without lift access.

The Objective

  • Rip out and installation of 48nr kitchens and 128nr bathrooms.
  • M&E works across 5 3-floor student blocks.
  • Avoid disruption to residents staying at the site.

The Solution

  • Extensive planning and careful management of the project.

Aims and Objectives

  • Concorde FM were asked to install 48 kitchens and 128 bathrooms with M&E works in 5 student blocks across a complex site. The brief required works to be completed a block one at a time to be handed over to other trades.
  • The team was required to maintain housekeeping, detail and customer relations to ensure minimum disruption whilst working to a high standard.

 

Implementation

    • This project involved extensive project management. Amongst Concorde FM’s responsibilities were the implementation of Construction Phase Plans, H&S documentation, and equipment inspections, alongside regular site monitoring, inspections and formal reporting.
    • Communication was key, and weekly progress meetings were held alongside daily communication between the project team, site team, and key suppliers.
    • A skilled workforce was needed to deliver the project and cover the required trades and disciplines.
    • Personnel included:
      • 38 skilled operatives including electricians, plumbers, joiners, plasterers, builders, groundworkers, decorators and roofers.
      • Several experienced managers, project coordinators, and administrators.

    Outcomes

    • The project was completed a week early with a minimal snag list, thanks to intense planning, teamwork, and client liaison. The successful delivery of the project secured future work with the client.
    • The project provided an excellent learning opportunity for our personnel to work in an environment with residents living onsite, adapting to the different routines, and respecting the diverse needs of each resident.
